Fewer breakdowns, fewer surprise bills · Emergency calls until 11 PM
HVAC maintenance plans for homes and businesses
Our HVAC maintenance plans put your equipment on a calendar, so it's cleaned and checked before the hot season and a failing part gets found before it quits. A plan can cover one house or every building you manage, and the plan quote comes in writing.

Most July failures show up in April
Why an HVAC maintenance plan is worth having
In Florida an air conditioner runs about ten months a year. Most of what fails in July could have been found in April, and a plan means someone is there to look.
-
Fewer emergency calls
A capacitor reading low, a coil half-blocked, a drain line slowing down: the things that take a unit out on the first hot week all show on a spring visit. Caught in the spring, each one is a quick part swap, while in July the same failure becomes an emergency call on a Friday night.
-
Longer equipment life
A unit that runs with clean coils and a correct charge works less hard for the same cooling. That's the difference between replacing a unit early and replacing it when it's actually done.
-
Plan members go first
When the first hot week fills the phone, plan members are scheduled ahead of the queue, and a repair a plan visit turns up is quoted at a plan member's discount.
The same list every time
What every plan visit includes
We follow the same list every time, on every system, so what's changed since the last visit is obvious and a failing part gets caught while it's still a small job.
- Refrigerant pressures checked
- Amp draws taken on the compressor and the motors
- Indoor coil cleaned with a self-rinsing coil cleaner
- Pan tablets in the drain pan to keep the line clear
- Filter checked: changed on commercial visits, and at home if you leave one out for us
- The whole system run and checked that it's working the way it should
A full coil clean or a chemical condenser cleaning is the only thing that's extra, and it's quoted first. If anything needs a repair, you get the number in writing before any work starts.
For a house, and for a building
Residential and commercial maintenance plans
We don't list prices because each plan is set for your equipment and the number of units, and the quote comes in writing after we've seen them. You pay once and the plan covers the whole year.

Many units, many properties, one calendar
Maintenance plans for commercial buildings
A plan for a building is the same checklist on every unit, on a schedule set for that property: twice a year for some, quarterly for others. Tell us how many roofs and where, and the plan quote covers all of them in writing.
- Several properties, one account You get one point of contact and one invoice with every address on it. Each building's units are logged with their age and their history.
- A report after every visit After every visit you get a written report of what we found, what we did and what to watch. You can forward it to an owner or a board without retelling the story yourself.
- Scheduled around your hours We schedule plan visits early, late or between services, when the building is quiet. The people in it know ahead of time what's coming and when.

Questions
Maintenance plan questions and answers
Here's what people ask before they sign up for a plan, from how it differs from a single tune-up to what happens when something breaks.
What's the difference between a plan and a tune-up?
A tune-up is a single visit that you book when you think of it. A plan puts the visits on a calendar, once or twice a year for a home and on a schedule set for each property for a building. Plan members also get priority when the season fills the phone, and a discount on repairs. The checklist is the same either way, but with a plan nobody has to remember to book it.
Do I need a plan to call you for a repair?
No, anyone can call us for a repair. A plan is for people who would rather have their equipment checked before it fails than after.
How do I pay for a plan?
You pay once, because a plan is a one-time payment that's good for a year. Nothing bills monthly and nothing renews by itself, and when the year is up we'll ask if you want another.
What happens if something breaks between plan visits?
You call the same number as always, and you hear back within the hour. Emergency calls are answered until 11 PM. Because the unit is on file, the tech starts with what we already know about it.
Does a plan cover repairs?
The plan is the scheduled visits and the checks that go with them. If a visit finds something that needs a repair, plan members get a discount on it, and you get the number in writing before any work.
Can you handle several buildings or stores for us?
Yes, several buildings can sit under one account, with one point of contact, one invoice and every unit on file. Tell us how many buildings you have and where they are, and we work through them starting with the ones causing the most trouble.
